We have closed thousands upon thousands of residential and commercial transactions, represent home owners’ associations, condominium associations, home builders, general contractors, all subcontract trades, governments, developers, real estate brokers, boat slip owners, investors, foreign parties, condemnation parties, forclosure auction bidders, tax sale bidders, REO Bank property purchasers and sellers, and all types of lenders. Unlike the practice in many “real estate closing mills”, the closing attorney in our office is involved in all steps of the closing transaction, including contract preparation or review, due diligence, inspection issues, environmental issues, title examination, survey examination, deed preparation, loan document preparation, coordination of the closing, attendance at the closing, supervision of disbursement of transaction proceeds and title insurance policy preparation, just to name a few.
Builder and Developer Service
We work with builders of single-family homes, residential subdivisions, townhouses, planned communities, mixed-use developments and affordable housing projects on all aspects of taking projects from conception to completion. We work with our developers through the entire development process. In addition to handling the acquisition and lot sales transactions, our attorneys oversee the requisite engineering and governmental approvals. Once the land is acquired, we take care of any necessary details involving title insurance, use and development covenants, environmental issues and reciprocal easement arrangements. And after project completion, we often advise homeowner and condominium associations on their ongoing responsibilities.
Our comprehensive experience and service includes creation of Condominiums both Residential and Commercial, through the drafting of Master Deeds, Easements, Covenants, Restrictions, Reciprocial Easements and the like. We have been involved with numerous residential and commercial condominium conversion projects from concept through the sale of the last unit. Often the local land use planing requirements prohibit subdivision of existing parcels or projects and we look to creative means to convert the property to a condominium to achieve the goals of property owners, buyers and sellers.
1031 Tax Deferred Exchanges
Mr Wilson has the experience and knowledge to assist in all aspects of tax deferred exchanges, including preparation of the proper audit trail documents, Limited Tenant in Common Agreements, and assisting in locating a cost effective qualified intermediary to facilitate the exchange. We have also served as qualified intermediary in hundreds of transactions and continue to offer that safe and reliable service.
Mr Wilson represents both residential and commercial landlords and tenants, boat slip owners, RV and mobile home parks, yacht charters and equipment owners of all types. We have drafted thousands of leases of various types from the simple cart lease to complex ground leases. Lease-option agreements are often an alternative for a client as a means of selling or purchasing property when conventional financing is not available.
